Rentals

Submission of a rental application and Association approval are required BEFORE a property may be rented. Please make sure that you are using this latest version of the rental application packet (dated 1/2024). 


Rental Restrictions

At a duly noticed Board Meeting held on August 3rd, 2016, two resolutions were adopted by the Board regarding rental homes. The Association will actively uphold the adopted leasing rules.


No leases permitted for 24 months after purchase

As from August 3rd, 2016, any owner buying a home in Oakley Place may not rent that property for a period of 24 months from the date their purchase is recorded in Manatee County records.  


 

Lease Approval Process

ALL rentals after August 3rd, 2016 are subject to an approval process.


Landlords MUST, at least 14 days before the commencement of the proposed lease, submit the Association's rental application packet (downloadable at the bottom of the home page) together with the $125 application fee and a copy of the proposed lease including the Association's Uniform Lease Exhibit signed by all parties. 


There is a hard requirement that ALL applicants must have a minimum credit score of 600.


The Association shall have up to 14 days from receipt of the application to approve or disapprove the lease.


If the lease is approved, the TENANT is required to provide a refundable security deposit of $750 to Oakley Place Homeowner's Association before move-in.  Security deposits will not be accepted from the owner.


If the lease is not approved, the tenants may NOT move into the home.

Pets

All pets must weigh 50lbs or less


Due to insurance liability issues, the Association will not accept certain breeds of dogs or any mix that include, but not limited to: Rottweiller, Doberman Pinscher, Pit Bull (A.K.A. Staffordshire Terriers), Bull Terriers, wolf hybrids, German Shepherds, Chows, Huskies or Malamite.  The Association reserves the right to deny any other breed as they may determine to be dangerous and not in the best interests of the community.
