Oakley Place is a development of 121 homes in Ellenton, Florida. We are a deed-restricted community which means there are certain rules and regulations associated with owning a home and/or living in Oakley Place. See the FAQ's for more information.

Oakley Place Homeowner's Association is managed by 941 Property Management, LLC. Our Licensed Community Association Manager is Phil Ormsby.

Normal business hours are Monday to Friday 9am-5pm. Any communication received outside of these hours will be responded to the next business day.  Although the property manager is a resident of Oakley Place, please respect his privacy and DO NOT go to his home unannounced without an appointment.

The Association's mailing address is Oakley Place HOA, 2605 72nd Ave E, #1294, Ellenton, FL 34222.

Please note that Oakley Place is a separate community from OakleyClick here for the contact email address for Oakley (not, repeat NOT Oakley Place!)  The streets in Oakley are 32nd St E, 31st Ct E, 56th Ave E, 30th Ct E.  Please do not request estoppel or other information for Oakley from this website. You must contact Oakley HOA directly.  
We are also not affiliated with Oakley Place in St Cloud, Florida.

I75 / US301 interchange construction
You may have noticed that construction work has commenced on the I75  / 301 interchange. This project will be ongoing through 2025. Information has been a little difficult to find so we've prepared a short document showing what is planned.  There will be new bridges crossing the river with a southbound on-ramp next to Whiskey Joe's and a northbound off-ramp joining US301 where the now-demolished SleepInn Hotel used to be.  That should help alleviate some of the back-up of vehicles exiting at Ellenton. Hopefully, this will be a case of short-term pain for long-term gain. 

PRE-PAY YOUR 2025 ASSESSMENT OVER TIME

Our Association documents structure dictates one annual assessment which is determined as part of the annual budget in November. Notices are mailed out in late November/ early December with a final payment deadline of January 31st - a difficult time for many homeowners due to holiday season expenses.  

To avoid the squeeze, numerous owners choose to send a smaller amount each month to pay their HOA dues in advance  (note: NOT the current year dues, but the assessment that will become due at the end of 2024).  There are multiple payment options:

If you haven't done so already, sign up now to receive updates on meeting dates, need-to-know information, security alerts and more. You will still receive important communications by regular mail as well. Be sure to provide your mobile phone number too so you can also receive text alerts (this will be implemented when sufficient people sign-up).  Signing up helps us to get information to our residents quickly and reduces our operating costs.

HELP NEEDED!

Volunteers are always needed to serve on the various association committees. Make your voice heard in the running of our community,  There is a lot of work to be done and help is very much welcomed. The more people who step forward to volunteer with help, the less we have to pay contractors and the lower we can hold our annual assessments. 

There are openings on/for:

Modifications Committee - oversees exterior alterations to Oakley Place homes.  

Compliance Committee - a 'checks and balance' committee responsible for approving violation fines recommended by the Board of Directors. 

Waterways maintenance - working with our pond vendors, responsible for making sure that the ponds, waterways and wetlands in our community are maintained to the proper standards

'Willing hands' - anyone who can volunteer time to help with miscellaneous projects. There's always something that needs to be done.

Rental Applications  Submission of a rental application and Association approval are required BEFORE a property may be rented.

Modification Application (Updated March 2024)  Approval is required for all exterior work to your home, including major landscaping. WORK MAY NOT COMMENCE until you have a copy of the signed approval in hand. You should not assume that your application will be automatically approved.  Please note that this application is NOT for the replacement of your street tree - see separate application below.

FLORIDA LIVING - MORE USEFUL LINKS

Manatee County Animal Services - report owners who fail to pick up after their animals and roaming and/or vicious dogs on (941) 742-5933. 

Brazilian Peppers - this is an invasive species of plant that is taking over large areas of Florida. The Association tries hard to keep it in check on our property, specifically in the wetlands, but it's a constant battle.  If you have a Brazilian pepper on your property, please remove it. This factsheet contains good information.

Living with Alligators -  (downloadable brochure published by Florida Wildlife Commission) Alligators are a fact of life here in Florida and, unless they exhibit aggressive behavior, they will not cause a problem. Dogs should always be walked on a leash so should not be in any danger from them. DO NOT FEED alligators since this may cause them to view humans as a source of food and encourage aggressive behavior. Do NOT approach them under any circumstances. Be aware that they are an 'ambush predator' and like to remain hidden in ponds stalking their prey so NEVER walk along the edge of ponds or wade into them. Assume there is always an alligator present. Alligators tend to move around a lot so if you leave them alone it is highly likely that they will move on within a few days.  Call the office if you have an issue with an aggressive alligator.  DO NOT take it upon yourself to have an alligator removed.

Backflow Prevention - Link to information and certified testers on the Manatee County website. Backflow preventers help stop the contamination of the county water supply. By law, they require annual inspection and recertification. The cost for this service varies but expect to pay in the region of $30 per preventer and if you have an irrigation system water supply, that preventer will also require certification whether or not the irrigation system is connected.  If you do not complete the certification, the county may do it for you and charge a much higher fee and/or suspend your water supply.
